Lotus Hill (水蓮山莊) - A great community for Taipei expats

Postby maoman » Sat Mar 03, 2012 13:45

Click here for Lotus Hill's details in the Taiwanease Directory.

I've been living at Lotus Hill since June 2002, and it's still a great place to live. This is why I love it:
  • The community is beautiful. There is green everywhere you look
  • The roads within the community are underground, so I cannot see or hear a motor vehicle from any window of my apartment.
  • There's a lake!
  • There are tons of trails for walking and hiking just outside the community.
  • The security is excellent - no need for bars on windows, kids can play outside with minimal supervision.
  • There are lots of international and bi-cultural families living here. The playground chatter is usually a mix of Chinese and English.
  • Lotus Hill has its own restaurants, convenience store, hairdresser, etc.
  • The outdoor swimming pool is awesome. Honestly, it looks just like a resort swimming pool.
  • Underground parking means your car lives longer and you never have to get wet unloading groceries on a rainy day.
  • A shuttle bus goes between the community and the Donghu MRT Station dozens of times a day.
  • It's only a 30 minute drive to Zhongxiao Dunhua in traffic, 20 minutes if you're on a scooter.
  • Tennis courts and basketball courts
  • My kitchen has a proper western-size oven.
  • The rear balcony has a laundry space that is big enough for a western style washer AND a dryer.
  • The front balcony overlooks a lake.
  • Rent for a three bedroom, 47 ping apartment is pretty reasonable - $22,000, plus $2,500 for indoor parking, plus $2000 for management fees.
  • A taxi to Fuxing Nanjing costs about $250.
  • The community is dog-friendly and the dog-owners are (for the most part) pretty responsible for cleaning up after their dogs.

It's not perfect, though:
  • Half an hour commute sometimes gets tedious.
  • The community is already 13 years old. Some of the infrastructure is showing its age. (The landscaping is still fantastic, though)
  • The indoor recreation center (complete with spa, indoor swimming pool, gymnasium, health club, snack bar, arcade) has been closed for two years because they set up the system poorly, making membership optional to the residents.
  • It rains A LOT.

I've thought about upgrading to other places, but to be honest, I've never seen another community that I like better. Lotus Hill has (for me) the perfect combination of peace and quiet, affordability, security and convenience. Click here to find it on Google Maps. And here are some pictures to give you a better idea of what it's like.

I'm jealous. The place does sound awesome and the rent for a 3-bedroom place is more than reasonable. As someone relying on public transport and taxis, though, the commute would kill me.

It does look like an amazing place.

One question: Does every apartment come with a man in the bathtub?

Is there still a good choice of apartments available for rent?

I've put my house in Linkou on the market, and if I can sell it at or close to my asking price, I'll be looking to rent for a year or so while I take my time looking for a new place to buy. Lotus Hill, as you describe it, ticks most of the boxes of what we'd like to be renting.

Yes, still lots of places for rent. If you head over this way, give me a call and I'll buy you a beer at our convenience store. My number's 0935-560-995.

My only problem is the feckin rain!! My inlaws live near Donghu and every time we're there it's bloody raining! Nice spot though. You actually recommended it to me on forumosa a few years back when I was looking to move. I never did actually move though  Our next move will be when we buy and that will be either Lotus Hill or Green Villa!!

Awesome news! I noticed construction going on inside The Club, and poked my head inside. They've been busy! Scaffolding everywhere, looks like they're completely redoing the inside! I asked a couple of guys who were just finishing up work for the day, and they said that the club would be open in June or July at the latest. Looking forward to this SO much!

Oh, there's a FB group for English-speaking residents, too: https://www.facebook.com/groups/265389142213/
